The two big challenges when creating a new home wish list

 

Creating a new home wish list in Sacramento can be challenging. Not because you can’t find everything you want but because so many houses in Sacramento are feature rich.

Therefore making a house wish list useful instead of a function in futility is recognizing the two keys challenges and making them work for you instead of against you.

The first key is balancing price with the list. The tension that price puts on any home wish list is unrelenting. If you like to put a positive spin on it, setting a price limit on the house creates discipline for the wish list. A wish list without a budget is just a day dream.

The wish list budget creates the battle of choices. If you want 4 bedrooms with 3 bathrooms with a 3 car garage and a big back yard and a gourmet kitchen with all stainless appliances move in ready for $180,000, this wish list may not be achievable in the area you want to live. The battle of budget versus the list creates much hostility which can take some joy out of looking for a new home.

The home wish list can be divided into needs and wants or the must haves and would like to have. Or maybe willing to Compromise and not willing to Compromise. Communication with your real estate agent is the second challenge.

Sometime a home buyer will say “this is important to me” and mean willing to compromise. Other times it means,“ no deal without this home feature.” Clear communication many times is a learning experience.

This joke reminds me of client realtor communication sometimes:

“Information, can I help you?”

“I’d like the number of the Theater Guild, please.”

“One moment, please.” Pause. “I’m sorry sir; I have no listing for a Theodore Guild.”

“No, no. It isn’t a person. It’s an organization. It’s Theater Guild.”

“I told you, sir. I have no listing for a Theodore Guild.”

“Not Theodore! Theater! The word is theater. T-H-E-A-T-E- R!”

“That, sir, is NOT the way you spell Theodore.”

Miscommunication does make for some fun but most of the time it is just frustrating. When searching for real estate it could mean loss of time and maybe a lost opportunity. Work openly with the real estate agent. Let them know how important an item on the wish list is so they can find the right house to be your next home.

Overcoming the challenges to finding your dream home in Sacramento can come down to understanding what pressure price brings to the wish list, and clearly communicating your wish list to your real estate agent.
